Terms and Conditions
1. GENERAL
1.1 These General Terms and Conditions apply to all guests of Finca Vista Valle.
1.2 By entering into a reservation request or reservation, you as a guest of Finca Vista Valle agree to the General Terms and Conditions.
1.3 The minimum stay in Finca vista Valle is two nights. In high season we only have arrivals and departures on Saturdays and the minimum stay is 7 nights.
1.4 Check-in is between 4:00 PM and 10:00 PM, and check-out is between 8:00 AM and 10:00 AM. A surcharge of €20 will be charged for check-in after 10 pm. A late check-out is possible if the room is not booked on the day of departure. The price is € 20.00. No refunds will be made in case of early departure.
1.5 Smoking is not allowed indoors or in the rooms. Smoking is allowed outside, however, due to fire risk and hygiene, put all smoke waste in ashtrays and extinguish it well before you lose sight of it.
1.6 Pets are not allowed.
1.7 Guests can park their car in a private car park. Parking is always at your own risk.
1.8 Guests must be in possession of a permanent residence or place of residence.
1.9 The owners of Finca Vista Valle can deny and/or refuse guests access to the accommodation with immediate effect, in the event of violation of the general terms and conditions and/or the house rules or in the event of inappropriate behavior, without further notice and reasons and without refund of accommodation costs.
1.10 Finca Vista Valle reserves the right to change the terms and conditions. Guests accept and acknowledge that the terms and conditions in effect are binding upon your use of the website and facilities.
2. RATES
2.1 The rates shown are per entity, per night.
2.2 The rates shown include the use of water, electricity, air conditioning and bath and bed linen. Energy costs a lot of money in Spain, so we ask that you use the air conditioning in moderation, only when you are present in the accommodation. Leaving the air conditioning on when you are not present may result in permanent shutdown of the air conditioning.
2.3 The rates shown include VAT (or similar tax) according to the VAT rate applicable at that time.
2.4 The rates shown do not include the use of other services offered by Finca Vista Valle
2.5 The rates shown are exclusive of the costs of cancellation and travel insurance. We advise you to take out cancellation and travel insurance.
2.6 The rates shown are subject to price changes.
3. RESERVATION AND CONFIRMATION
3.1 A reservation request or reservation can be made verbally, by telephone, in writing, by e-mail or via booking sites.
3.2 After receipt of your reservation request and the confirmation emailed by Finca Vista Valle, you are bound to pay the deposit. The reservation is only final when you have received a confirmation from us and the deposit has been paid.
4. PAYMENT
4.1 The deposit is 30 percent if you have booked directly with Finca Vista Valle. If you have booked through a third party, the terms and conditions of this party apply. Only when the deposit is received, the reservation is final. The balance must be paid no later than 4 weeks before arrival.
4.2 When booking within 4 weeks before arrival, the total amount of the stay must be paid immediately.
4.3 The deposit and remaining payment must be transferred to BWH Frijters

stating Finca Vista Valle and your reservation number.
4.4 The other costs incurred must be settled in cash on departure.
5. CANCELLATION
5.1 Cancellations are only accepted in writing or by e-mail, stating your reservation number.
5.2 If the reservation agreement is cancelled, the following cancellation costs will be charged:
• In case of cancellation up to the 90th day before arrival: 15 percent of the rent;
• In case of cancellation from the 90th day to the 60th day before arrival: 50 percent of the rental price;
• Cancellation from the 60th day to the 31st day before arrival: 75 percent of the rental price;
• In case of cancellation from the 31st day to 1 day before Arrival: 90 percent of the rental price;
• In case of cancellation on the day of arrival or later: 100 percent of the rental price.
5.3 In the event of a no-show, the full amount of the stay is due.
5.4 We advise you to take out travel and cancellation insurance.
6. FORCE MAJEURE
6.1 In case of force majeure, both permanent and temporary, Finca Vista Valle is entitled to dissolve or temporarily suspend the agreement in whole or in part, without the guest being able to claim fulfillment and/or compensation. Force majeure includes, but is not limited to: danger of war, war, insurrection, strikes, boycotts, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore all circumstances, extraordinary weather conditions, death of one of the owners or close relatives, etc., under which full or partial fulfillment of the agreement cannot be demanded of the accommodation in reasonableness and fairness. Of course we will do everything we can to provide you with a new home at that time. If you do not wish to make use of this, the paid costs will be credited to you.
7. LIABILITY
7.1 Finca Vista Valle cannot be held liable for damage suffered by the guest or third parties as a result of the stay in the accommodation; the guest indemnifies Finca Vista Valle against claims in this regard. Finca Vista Valle is not liable for malfunctions in and around the accommodation such as disruptions and failures of power and water supplies and technical installations, construction and/or road works in the vicinity of the accommodation that have not been announced or are untimely announced. Finca Vista Valle is not liable for damage, loss or theft of personal belongings of the guest.
7.2 Finca Vista Valle can only be held liable for damage that is due to the gross negligence or negligence of the owners
7.3 The liability of the accommodation is also always limited to the maximum amount that the insurer of Finca Vista Valle will pay out in the appropriate case.
7.4 The use of the swimming pool is at your own risk. Finca Vista Valle cannot be held liable for physical injury or damage to personal property caused by its use. Children under 12 years old are only allowed to use the pool under supervision.
8. DAMAGE
8.1 The guest must behave properly and use the accommodation in accordance with the reasonable instructions for use given by the accommodation or the owners.
8.2 The main guest is legally liable for damage caused by him or his fellow guests to Finca Vista Valle or the objects or persons present therein.
8.3 A claim must be reported directly to the owners by the guest. Repair and or replacement costs must be reimbursed by the guest.
8.4 In the event of loss of keys, all resulting costs will be charged to the guest.
